Residential Conveyancing

It has always been our primary objective to take the strain of moving house off our clients and help them to negotiate the process with quiet efficiency, calmness and expertise. The fact that so many of our clients come back to us when moving house again is testimony to the value for money service we consistently strive to provide to all our conveyancing clients.

Our friendly, experienced and efficient team of solicitors and support staff will be glad to assist you on any of the following residential conveyancing issues:
  • Sale and purchase of freehold and leasehold properties
  • Re-mortgages
  • Transfers of Equity
  • Right to Buy properties from Local Authorities
  • Grant of leases and tenancies
  • Auction sales and purchases

We will take full responsibility for communicating with the other solicitors, lenders and authorities involved in the transaction to ensure that it progresses as smoothly and quickly as possible.

We shall apply for all necessary local searches, agree all contract terms, prepare all transfer deeds, liaise with all lenders of mortgage finance, submit all relevant returns and papers to the appropriate authorities to ensure the transaction is properly registered and arrange for all necessary payment of disbursements, mortgage redemptions and purchase monies on your behalf, all of which will be done in a timely and efficient manner.

We shall communicate and report to you at all times as your transaction progresses to ensure you are kept fully up to date with how it is going and what is required from you to move the matter forward to the next stage. We shall prepare our bill of costs and a completion statement which clearly and accurately shows you how all the transaction monies have been accounted for and what the balance of monies, if any, are due from you in order to complete the transaction.
